Six posts in three years. Then ninety days to break ground, and a lead engine that hasn’t stopped since.

Bahrain Marina was announced in 2017, then went quiet: roughly six posts between 2020 and mid-2023. When Bahrain Marina Development Company brought us in, the groundbreaking ceremony was ninety days away and the development’s first-ever Cityscape stand was the day after. The brief was the whole digital presence, restarted, and the demand engine to sit behind it.

The Challenge

Bahrain Marina had launched on paper in 2017 with a render-led, English-first presence. Then the account went dark. Between 2020 and June 2023 it posted around six times. The market had seen the renders. What it hadn’t seen was progress, and a development that goes silent for three years has to earn its credibility back before it can sell anything.

Bahrain Marina Development Company needed a partner on strategic communications and lead generation, and needed one immediately. The groundbreaking ceremony was set for November 2023. Cityscape Bahrain, the regional real estate exhibition and the development’s first appearance there, opened the following day. We had roughly ninety days to onboard, set direction, build a website, produce a launch film, and prepare two major events back to back.

The Strategy

Two jobs had to run at once. The first ninety days had to prove the development was real. Everything after had to turn that credibility into demand.

For the relaunch we reset the tone and direction of the entire digital presence: Arabic-first and bilingual rather than English-led, real proof rather than CGI, and a monthly rhythm rather than occasional announcements. We designed, built and launched a new website in the same window.

For demand we built an always-on lead engine rather than a series of campaign bursts. Two core markets (Bahrain, and Saudi Arabia’s Eastern Province thirty minutes across the causeway) across four platforms: Meta as the primary lead engine, Snapchat for Saudi reach, TikTok for video, Google for high-intent search. Instant lead forms so delivery never depended on a landing page. Every ad in both Arabic and English. Spend planned against the GCC property calendar: core always-on through the first half of the year, trimmed through the summer lull to protect cost per lead, and event-led bursts around Cityscape each November, the highest-intent window of the year.

What We Did

The groundbreaking. All lead-up advertising, the digital assets for the event screens and the light show (working alongside the event producer), live coverage of the Deputy Prime Minister’s visit and the speeches, and a hero film introducing the development, previewed on the night.

Cityscape, three years running. The 2023 debut: announcement campaign, all stand content and video, five days of on-site coverage with same-day highlight edits. Repeated in 2024 and 2025 as a before, during and after operation: campaign creative, offers and invitations beforehand; daily stand coverage, same-day edits and interviews during; recap content, asset reuse and lead follow-up afterwards. The 2025 edition drew more than fifteen external posts from influencers and media in five days.

The content engine. More than 600 pieces of content across Instagram, Facebook, LinkedIn and TikTok: construction milestones, show apartments, payment plans, partnership signings, stakeholder site visits, influencer coverage. Location-led and proof-led content repeatedly won. One location reel passed 2.8 million views; the 50% completion milestone passed half a million; the Cityscape 2025 window alone drew more than 400,000.

Paid media, always on. Creative evolved with the project: awareness carousels and Cityscape reels in year one, influencer, lifestyle and location USPs in year two, then payment plans, completion and sales-team messaging as the development moved toward handover.

The Results

  • Year two delivered three times the lead volume of year one, and cost per lead has fallen every year since, now at roughly half its 2024 level and well below the regional real estate benchmark
  • Around half of all leads come from Saudi Arabia: a genuine cross-border pipeline, not a domestic one with a Saudi layer on top
  • The engine ran straight through the 2026 regional disruption without pausing, and posted its most efficient cost per lead on record during it
  • Instagram up 175% with 22 consecutive months of net growth; LinkedIn built from 31 followers to more than 800; TikTok from zero
  • Marina Walk and Marina Club now have their own foundations in place, ahead of the full destination launch
